Understand mortgage payment estimates, interest, loan term, and the assumptions a simple mortgage calculation does not include.
A mortgage calculator estimates periodic loan payments from the amount borrowed, interest rate and repayment term. The mathematical payment estimate is useful for comparing scenarios before you approach a lender, but an actual mortgage can include additional costs such as taxes, insurance, fees and lender-specific charges.
How the payment estimate works
For a standard fixed-rate amortizing loan, the periodic payment is based on the principal, periodic interest rate and total number of payments. The interest portion is larger earlier in the schedule and the principal portion generally grows as the balance falls.
Term versus total interest
A longer term can reduce the required periodic payment because repayment is spread across more periods. However, keeping a balance outstanding for longer can increase total interest. Compare both the periodic payment and the total estimated repayment rather than choosing a term from the monthly figure alone.
What a simple calculator leaves out
Real mortgage offers can include arrangement fees, valuation costs, insurance, taxes, changing rates, early repayment charges or other conditions. The calculator should therefore be used as a scenario-planning tool rather than as a quote.
Check the result before using it
A calculator is most useful when the inputs match the question you are trying to answer. Check units, dates, rates, periods and rounding before copying a result into a document or decision. For financial calculations, compare the estimate with the actual terms supplied by a lender, employer, bank or other provider. For documents and images, keep the original file and inspect the processed copy before sharing it.
